What Is a SIRS?

A Structural Integrity Reserve Study (SIRS) is an engineering and financial assessment that identifies and evaluates the major structural components of a condominium or cooperative building, estimates their remaining useful life, and determines the recommended funding required to repair or replace those components in the future. This study ensures that associations are reserving adequate funds to maintain the building’s safety and functionality long‑term.

Why It Matters

Following the tragic Surfside collapse, Florida law now mandates SIRS for all condominium and cooperative buildings that are three (3) stories or higher. Under House Bill 913, the initial deadline for completion has been extended to December 31, 2025. Each association must maintain an updated study and submit the SIRS Reporting Form to the Department of Business and Professional Regulation (DBPR) within 45 days of completion.
