Why This Matters

Under Florida law, all condo and co-op buildings that are three (3) stories or higher must complete a Milestone Structural Inspection:
  • At 25 years of age if within 3 miles of the coastline

  • At 30 years otherwise

  • Every 10 years thereafter

These inspections ensure continued structural safety and help associations stay compliant, preventing costly fines or occupancy restrictions.

The Milestone Inspection focuses exclusively on the structural systems of your building. It is essentially the structural equivalent of the Building Safety Recertification (BSRI) required in Miami-Dade and Broward Counties but applies statewide under Florida Statute §553.899.

Regulatory Update: HB 913 (Effective July 1, 2025)

Florida’s House Bill 913 reinforces Milestone Structural Inspection requirements statewide. Associations must incorporate MSI findings into their Structural Integrity Reserve Studies (SIRS) and long-term maintenance plans.

HB 913 also:

  • Extends the initial SIRS deadline to December 31, 2025

  • Introduces new board transparency & financial reporting rules

  • Authorizes local jurisdictions to enforce earlier deadlines in coastal zones
