Punch List Inspection (Pre-Closing Walkthrough).
Performed just before closing, this inspection identifies incomplete, cosmetic, or defective items—like chipped paint, damaged trim, loose hardware, or doors that don’t close properly.

Builder’s Warranty Inspection (11-Month Warranty)
Most builders offer a one-year warranty on construction materials and workmanship. Our 11-month inspection finds issues that have developed since move-in, like HVAC concerns, leaks, or settling cracks.

WHAT’S iNCLUDED

Our licensed inspectors evaluate the interior and visible exterior systems of the property, including:

We inspect the condition of the roof covering, flashing, vents, and visible penetrations. We look for signs of wear, leaks, improper installation, or damage due to age or weather.
We inspect the water supply, drain lines, water heater, and visible plumbing connections for leaks, corrosion, or improper installation. Fixtures such as toilets, showers, and sinks are also tested.

We evaluate the foundation, floors, walls, ceiling supports, and framing to identify signs of movement, cracks, or damage from water intrusion or settlement.
We use moisture meters in suspect areas to detect hidden leaks, water intrusion, or elevated humidity. This helps prevent mold and long-term structural damage.
We use infrared technology to detect heat anomalies that can indicate moisture intrusion, electrical overheating, or missing insulation. This non-invasive tool helps uncover hidden issues.
We inspect the pool shell, surface materials, lights, pumps, filtration systems, heating systems, controls, timers, and visible safety barriers.
