Why This Matters

Florida law requires that buildings be recertified for safety and structural integrity once they reach specific age milestones — 25 years for coastal structures located within 3 miles of the coastline, and 30 or 40 years for all others, depending on jurisdiction. These Building Safety Recertification Inspections (BSRIs) ensure that aging structures remain safe for continued occupancy. Property owners and managers are responsible for scheduling these inspections before their due date to avoid fines, violations, or potential safety risks.

What We Inspect

Depending on your property’s system size and local jurisdiction, your BSRI may also include specialized evaluations such as:
  • Infrared Thermography: Required for electrical systems exceeding 400 amps. This thermal imaging inspection identifies overheating, phase imbalances, or loose connections before they become hazards.

  • Parking Lot Illumination Survey: Required only in Miami-Dade County and available statewide as an add-on. This test measures lighting levels to confirm adequate safety and compliance with county standards.

  • Guardrail Survey: For buildings with parking areas near a body of water.

Regulatory Update: HB 913 (Effective July 1, 2025)

Florida’s new House Bill 913 introduces updates to building safety laws impacting BSRI, MSI, and SIRS inspections. Under HB 913, milestone inspections remain mandatory for condominium and cooperative buildings three (3) stories or higher. Boards must now integrate inspection results into long-term structural and financial planning. SIRS deadlines have been extended to December 31, 2025, and new governance requirements apply to board operations, including financial reporting and conflict-of-interest disclosures. Allied ensures all reports align with HB 913, Florida Building Code §553.899, and local requirements.
