BUILDING SAFETY RECERTIFICATION INSPECTIONS
The fundamental purpose of the REQUIRED Building Safety Recertification inspection is to confirm in a reasonable fashion that the building or structure under consideration is safe for continued use for present occupancy. South Florida suffered a building tragedy in 2021 with the collapse of an aging apartment complex: the Surfside Condominiums. As such, the Florida Legislature has passed Senate Bill 4-D, requiring condos and co-op buildings three or more stories tall be recertified with a Building Safety Recertification Inspection (BSR) or Milestone Structural Inspection by December 24th 2024.
What actions should you take if you’ve been put on notice?
Engage a Certified Professional: Your BSR report must be prepared by a Licensed Engineer. Allied Building Inspection Services engineers are fully certified and licensed by the state of Florida to provide these reports. We are fully qualified to help you to navigate this process.
Schedule a Timely Inspection: Recertification reports are due 90 days from the date on the notice. These inspections are time-consuming, and inspector availability is becoming increasingly limited. If repairs are required based on the initial inspection, you will have a limited amount of time to correct those deficiencies. A second inspection MUST be scheduled to confirm those repairs.
Budget Appropriately: Prevent additional expenses by being proactive. This approach will avoid additional fines and violation notices that may jeopardize your certificate of occupancy and potential legal repercussions.
