Who is Required to Comply?

Florida law requires public lodging establishments that are three stories or higher to certify that all balconies, platforms, stairways, and railings have been inspected by a competent professional and are safe, secure, and free of defects. The Certificate of Balcony Inspection (DBPR HR-7020) is valid for three (3) years; a new certificate must be filed before the prior one expires.

Our Report includes

  • Deficiency report with high-definition photos.

  • Completed DBPR HR-7020 certificate you can file with the state and, where applicable, the local jurisdiction.

What we inspect

We assess all elevated, publicly accessible elements associated with egress and outdoor occupancy:
  • Balconies & platforms: decking, wall/ledger connections, guard / handrail anchorage, waterproofing indicators, visible corrosion / rot.

  • Stairways & landings: rails, railings, balustrades / guards, fasteners, terminations, and screened/enclosed areas where present.

  • Materials & conditions: concrete spalls / cracking, wood decay, steel corrosion, loose hardware, movement, entrapment hazards, inadequate heights/spacing, and water intrusion pathways.

Our process (fast + organized)

  • Kickoff call & scheduling → confirm building inventory (no. of units/balconies/stairs), access, and point of contact.

  • On-site inspection → visual/physical checks, photo-documented findings.

  • Report & HR-7020 certificate → turnaround targeted to your filing deadline.

  • Repair support → scope clarity for vendors; optional re-inspection to close deficiencies and finalize compliance.

Frequently Asked Questions

If condominium units are operated as public lodging (e.g., hotel/short-term rental operation) and the building is 3+ stories, HR-7020 requirements can apply. Private, nonlodging condos do not file HR-7020, but they may have Milestone and SIRS obligations under separate statutes.
Owners must complete repairs and then arrange a re-inspection so we can verify corrections and finalize the certificate package.
The Division of Hotels & Restaurants can impose administrative sanctions for failing to file. Don’t wait—book early so you can file before the current certificate expires.
No. Allied provides inspection and compliance documentation. If your repairs require signed design details, we’ll connect you with qualified design professionals (separate engagement).
