Does Your Building Need a BSR Inspection?
If your property is 30 years or older, the state of Florida requires that it go through Phase 1 Milestone Inspection – before December 31, 2024. This phase 1 milestone inspection is conducted at key points during a construction project to verify that work is progressing as planned and meets quality standards.
However, properties within 3 miles coastline needs recertification inspection after 25 years of occupation. Even if you don’t get a notice, you must have a recertification inspection. Or your property may be liable to fines and penalties.
A Phase 2 Milestone Inspection will be conducted to verify the safety systems building’s condition before recertifying the building for occupancy. Phase 2 inspections are based on the checks done in Phase 1.
In Miami-Dade County, exemptions are for Single-family homes, Duplexes, and buildings with 10 or fewer occupants and 2,000 square feet or less.
